Can an SBA loan be increased after approval?

Yes, both 7(a) and 504 loans may be increased after approval, but 7(a) loans can be increased regardless of disbursement status whereas 504 loans can only be increased prior to debenture closing.

  • 7(a) term loans: All 7(a) increases are subject to statutory, administrative, and program maximums and must be approved by SBA; if an increase exceeds 20% of the original loan or is requested more than 18 months after approval, the lender must analyze and document that the loan purpose is unchanged and cash flow supports the increased payment.
  • 7(a) lines of credit: Increases to revolving lines under SBA Express and Export Express must be within 5 or 7 years of approval respectively, with an analysis of credit and risk factors required if the increase exceeds 33%; CAPLines revolving increases over 20% or after 18 months also require an analysis of cash flow and loan purpose.
  • 7(a) fees and caps: 7(a) Small loans may only be increased up to $350,000 before becoming Standard 7(a) loans, and any additional upfront fee due for an increase must be paid electronically within 30 days of approval or the guaranty is cancelled.
  • 504 debenture increases: In the 504 program, loan increases require an approved 327 modification before funding that justifies the need, evaluates repayment ability and collateral, documents jobs created or retained, and provides a revised breakdown of project injection and uses.
  • 504 timing and limits: Neither the loan amount nor the maturity of a 504 loan may be modified after debenture closing has been completed, and ALP Express loans cannot be increased beyond $500,000 without cancelling and resubmitting under non-delegated procedures.
