How to Buy a Car Wash With an SBA Loan

A car wash is special purpose real estate with a water bill, and the deal turns on where the water goes, how hard the equipment has been run, and whether the membership revenue is real.

What you need to put in

Ten percent of the total project cost is the SBA minimum for buying a business, and the project cost is everything the loan pays for: the purchase price, the closing costs, and the working capital you are borrowing to get through the first months.

Half of that ten percent can be a seller note, which is the structure most buyers are hoping for. The catch since June 2025 is that the note has to be on full standby for the entire life of the SBA loan, meaning no principal and no interest paid to the seller for ten years. A note on two year standby, which used to qualify, no longer counts toward your injection. The other five percent has to be real money, and the lender will trace where it came from.

On rate, an acquisition loan of this size prices near Prime plus 2.75 percent, with Prime plus 3.0 percent the SBA ceiling above $350,000. Ten year term, no balloon, and no prepayment penalty at that maturity. If real estate is part of the purchase the term stretches and the arithmetic changes.

What to diligence in a car wash

Where the wash water goes

Find out exactly where the wash water ends up: the public sewer under a local discharge permit, a reclaim system, or, on older sites, a dry well or septic system. EPA treats a drain that sends car wash water into the ground as a Class V injection well. If the same drain also takes fluids from oil changes or other vehicle servicing, it is a motor vehicle waste disposal well, and new ones of those have been banned nationwide since April 5, 2000. Ask for the discharge permit, any pretreatment requirements from the local utility, and the pump-out records for the sand and oil separators. A site out of compliance on discharge can mean a costly fix after you own it.

What the site used to be

Under SBA's environmental rules, a car-wash-only site can start with a lighter Transaction Screen rather than a full Phase I, and the screen moves up to a Phase I if the consultant finds reason to look further. That changes if the site does oil changes or other vehicle servicing, which puts it with automotive repair, where the review must start with a Phase I. SBA's rules also say a Phase I should always be obtained when the business sells fuel. Some car washes sit on sites that once had a gas station or repair shop, and the lender checks known past uses as well as today's, so ask about the site's history. If an earlier sensitive use shows up, expect the review to start with a full Phase I.

Equipment condition is the second purchase price

The conveyor, controllers, cloth or brush systems, dryers, pumps, water treatment and pay stations all wear out on a cycle, and replacing a tunnel's worth of equipment is a major expense. Get maintenance logs, ask when major components were last rebuilt, and have an independent equipment inspection done. Check that parts are still available for older equipment and read any chemical supply contracts, since some can come with equipment or pricing commitments that pass to the buyer.

Membership revenue has to be proven, not quoted

Many washes now earn much of their revenue from monthly unlimited memberships. Pull the active member count, new sign-ups and cancellations by month from the wash management system, then tie the membership charges to the merchant deposits and the tax returns. A membership base that is quietly shrinking, or propped up by heavy discounting, will not support the price. Look at several years month by month, because weather moves wash volume and one unusual season can flatter or punish a trailing twelve months.

Licensing and regulation in this sector vary by state and change. This is a general description, not advice on your deal, so check anything you are going to rely on against your own state's current rules.

What the lender will ask you about

Beyond the usual credit questions. Have these answered before the file goes in and you save a round trip.

  • ·How many active members are there, and what have monthly sign-ups and cancellations looked like?
  • ·Where does the wash water discharge, and is the site permitted for it?
  • ·Has the site ever sold fuel or done vehicle servicing?
  • ·How old is the main wash equipment, and when was it last rebuilt?

Who actually lends on car washes

Buying a car wash: common questions

Is a car wash treated as special purpose property?

Often, yes. In the 504 program, SBA lists car wash businesses among its examples of limited or special purpose property, meaning buildings whose design restricts them to the use they were built for. In a 7(a) business purchase, SBA uses the same kind of definition, and the lender decides whether a particular car wash meets it and documents why. Expect the appraisal and the lender's review of the real estate to reflect how hard the building would be to use for anything else.

Do I need a Phase I environmental assessment for a car wash?

For a site that is only a car wash, SBA rules allow the review to start with a Transaction Screen. If the site sells fuel, SBA's rules say a Phase I should always be obtained. If it does vehicle servicing, the review must start with a Phase I. If the screen recommends further work or turns up an earlier sensitive use, expect a Phase I as well.

How do lenders treat membership revenue?

Membership revenue counts like any other revenue once it shows up in the deposits and on the tax returns. What lenders want to understand is how stable it is, so bring the monthly sign-up and cancellation history rather than just the current member count.

What can the loan actually pay for?

The purchase price of the business, the closing costs, working capital for the transition, and the real estate if you are buying the building too. A 7(a) loan for goodwill is typically a ten year term with no balloon and no prepayment penalty. Add owner-occupied real estate and the term stretches, up to twenty five years where the property is the majority of the project.
